Fiddyment Ranch Phase 3 is the final phase of the premier master planned community in West Roseville. Phase 3 includes 1,086 single-family homes and two multi-family sites adjacent to a community park and new elementary school.
At build out, the Fiddyment Farm Master Planned Community will include a wide variety of residential uses, as well as two elementary schools, one high school, two regional parks, four neighborhood parks, eight pocket parks, over 340 acres of open space, and 38 acres of community commercial uses.
The pedestrian-friendly master plan includes a series of bike trails and paseos that link the parks, open space and schools together, as well as provide direct access to the city-wide bike trail system. Two oak tree lined creeks traverse through the community, providing a scenic backdrop for the adjacent bike and pedestrian trails.
The Fiddyment Ranch Phase 3 residential areas will offer a variety of home sizes and styles, ranging from low density lots to medium density compact single-family detached lots. In addition to 240 acres of open spaces, the 362-acre community includes: 496 low density single-family lots, 586 medium density single-family lots, a 277 unit multiple-family parcel, 195 unit multiple-family affordable parcel, 4.8 acres community commercial site, an 11.6 acres neighborhood park and pocket park.
Taylor Builders, with funding from JEN Partners, acquired Fiddyment Ranch Phase 3 in December 2019. The first phase will consist of three neighborhoods – one traditional neighborhood with homesites ranging in size from 5,200 SF to 6,600 SF and two compact single family detached neighborhoods homesites ranging in size from 2,000 to 2,500 SF. Development of the first phase is scheduled to be completed in late 2020.
